Some of us plan on adding value to our homes in order to sell it, whereas others might just want their property to be worth more in the future. Whatever your reason, there are plenty of ways you can increase the value of your property without breaking the bank. A common mistake, and one you will absolutely want to avoid, is not really understanding what adds value to a home, which could leave you out of pocket rather than having the prospect of filling them up!

With that in mind, this piece will take a look at some of the ways in which you can add value to your home for whatever your plans may be!

An Easy Upgrade

One of the fastest ways to add value to your property is to upgrade its appearance. Your home’s structure should be in relatively good condition, so interior repair and refurbishment could be a great option for you. You might have peeling paint on the walls, dripping taps or some moldy residue in the bathroom grout – all of which are easily fixable and for low cost.

Whether you want a new coat of paint, a vintage style of wallpaper – it is up to you, but a modern or chic look that looks new or in excellent condition is an easy way to add value to your home.

Structural Integrity

The structural integrity of your home is one of the main components considered when analysing the value of the property. Another sure route to increasing the value is managing and fixing these structural issues. However, this is definitely one of the more time, energy and money consuming routes.

The best way to approach this is to list all of your structural issues and categorise them by priority so you are aware of what is really urgent, and what can hold on for a couple of months. This helps you spread out the costs and will help you not to overwhelm yourself.

Some of these issues could include:

  • A leaky or damp roof
  • Rising damp
  • Rotting timber or joists
  • Structural cracks in walls
  • Collapsed flooring

Check Out the Yard

Now more than ever, people are looking for properties which offer a beautiful sanctuary outside – the yard. If your lawn or yard area looks a little worse for wear, why not invest in some tools for landscaping, and give your outside space the overhaul it deserves?

Did you know, landscaping can increase your properties value by up to 77%! Which means it is definitely worth investing in an upgrade or a brand-new look.

Re-wire, Re-plumb, Re-heat

For many people, the latest amenities are none negotiable for those looking to buy a new house, so if you are planning on selling, or your electrics, plumbing and heating are particularly out of date, this could well be worth the upgrade. These types of upgrades are not cheap, but could save you money in the long run-in electricity or heating bills, and can you really put a price on a reliable hot shower with decent water pressure?
